The Basics
- Traditional approach
- Architect prepares design and construction documents, which describe the work in detail
- The level of detail provided by the architect can be less than it is for the Design-Bid-Build approach
- Pre-selected contractor(s) prepare cost information as the design and construction document preparation progresses
- Contractors build the project
Advantages to the Project Owner
- Able to use “known quantity”
- Single point of responsibility for construction
Disadvantages to the Project Owner
- Lack of a competitive process
